Current projects and repairs needed for our church

Our church has existed for 82 years and with God's grace and your generosity, we will exist for many more. We are currently looking into all avenues for the urgent repairs needed for our church. Sunday November 2nd, we will have a meeting after church for all parishioners.Estimates so far shows we will need $250,000.00 to repair all necessary work.

First Phase - COMPLETED THANKS TO ALL FOR DONATIONS

Eight pillars - current construction project to secure and strengthen the pillars holding up the dome in the santuary. Contracted work with Dajon Associates http://www.dajon.com/. The original pillars were designed and manufactured by Unadilla http://www.unalam.com/

Fix the concrete floors inside of the santuary and put back cinder blocks and bricks

Beautify the metal 5' "shoe" for each pillar with wood/laminate

Re-wire the electrical service to the santuary - found the conduates damaged on 10/24/08

Replace two fire exit doors - Parish Council approved and will be worked on in couple of weeks

 

Second Phase- IN PROCESS

We are currently securing a loan from First Niagara Bank who gave the best rates and terms for the $180,000.00 with a 20 year term at the APR of 6.5% and will be adjusted every five years thereafter. 

a. secureing the strutures and frames surrounding the stained-glass windows

b. improving the drainage and ventilation systems

c. making all necessary repairs to the roof, walls, and ceilings

d. painting the exterior of the building

e. repairing the front doors and door frames

An engineering frim was hired to assess all necessary repairs.  A report was recently submitted and will be discussed prior to election on June 7th, 2009.

Capital Project Update

February 2009

1) Weather permitting, Ventry advises they will continue with outside brick replacement. I asked Mike Ventry Sr to continue to look for a better match before resuming work.

2) I also asked Mike Sr to "harvest" brick from back of church so that all exposed brickwork in the front of the church will be the same. This is labor intensive. Mike Sr agreed to harvest enough brick to do all 4 beams that are visible from front and side of church for $500.

3) We're investigating methods of securing two of the brick wall sections to the cinderblock to ensure they remain stable.

4) Ventry will coordinate with Blue Ox on roof, scupper, downspout and backerboard replacement issue when weather cooperates

The committee recommends appointing someone from the parish to pursue insurance claims for the beam restoration, brick wall faces and possibly stained glass issues. We'll never know unless we try!!! I'm sure I can find a capable individual who is not involved with other parish activities and can focus all their attention on this important function.

We investigated concern that there may be a crack in one of the stained glass windows. Happy to report it is not crack. Just a very convincing optical illusion from the sun.

The next phase, stained glass restoration, will require a great deal of research. We will begin once the brick and downspout phase is complete.This phasehas required alot more oversight than I anticipated and has occupied a great deal of time from our committee members. Special thanks to Mike S and Stan K for their vigilance. We are moving forward..

TheStructural RepairContract Plans, prepared by Unadilla'sEngineer, Bob Kasiguma should be completed by Friday. Withtheplans, we will be able to solicit bidsfor Phase 2 which, most importantly,includes therestoration work around the beams. We will also address a host of other deferred maintenance projects identified byvarious Structural Engineers, Foundation and DrainageContractors, Carpenters and architects that have inspected the building in the past several months. To thatend, we will be interviewingarea General Contractors on Tuesday (11/11/08) at 10:30AM and 2:30PM. We will approach the repairs with an open mind solicitingexpert advise and eventually developing an intelligent plan of attack. It has been suggested that a Project Manager or General Contractor would be better suited to oversee the entire renovation project. All of the General Contractors visiting the church next week are capable of addressing all of the structural/maintenance issues that have been identified as deficient. The bids will provide us with an accurate assessment of the financial costs associated with the various repairs andwill be neededwhen planning/applying for loans.
